Nicola Arcaini, Head of Loan Services at Prelios Valuations, was interviewed during the event "Valutazioni Immobiliari: cultura & mercato del Real Estate" [Property Valuation: the culture of Real Estate and the property market]. He offered his thoughts on the ECB’s latest guidelines on NPLs. In Arcaini’s view, it is very important to start from the origination of a loan when dealing with NPLs; that is, the state of risk of the guarantee needs to be assessed at the moment the loan is granted.
On the one hand, this makes it possible to respond positively to the Supervisory Authorities, by providing correct information in order to avoid problems of undervaluation and excessive provisions, while, on the other hand, access to tools designed to support decision-making processes, based on substantial quantities of data, will guarantee an increasingly lower impact of NPLs on the Italian market over the course of time.
